What can I specify in a housing posting, when seeking a tenant, housemate, or buyer?

Housing postings are subject to federal and Vermont fair housing laws, which prohibit any advertisement that indicates a preference, limitation, or discrimination based on race, color, national origin, religion, sex/sexual orientation/gender identity, disability, family status, marital status, age, receipt of public assistance (including Section 8 and other housing vouchers, 3SquaresVT, etc.), and status as a victim or survivor of domestic violence, sexual assault, or stalking.

When posting about available housing, please describe the available space rather than the hoped-for renter/buyer.
